Default having been made in the terms, conditions, and payments provided for in that certain Deed of Trust dated September 6, 2013, of record in Record Book 126, Page 100, Register’s Office for Overton County, Tennessee, from JAMES H. VASSILEV to James Elder, Trustee, securing the indebtedness therein described, which indebtedness is now due and unpaid, and has been declared in default by the lawful owner and holder thereof; and

Default having been made in the terms, conditions, and payments provided for in that certain Deed of Trust dated October 20, 2016, of record in Record Book 168, Page 353, Register’s Office for Overton County, Tennessee, from JAMES H. VASSILEV to Bruce Elder, Trustee, securing the indebtedness therein described, which indebtedness is now due and unpaid, and has been declared in default by the lawful owner and holder thereof; and

The undersigned, JAMES REED BROWN, Successor Trustee, having been appointed Successor Trustee on January 4, 2018, of record in Record Book 186, Page 300, in the Register’s Office of Overton County, Tennessee, to serve in the place and stead of James Elder, Trustee and Bruce Elder, Trustee.

NOW, THEREFORE, I, JAMES REED BROWN, Successor Trustee, pursuant to said Deeds of Trust, having been requested by People’s Bank and Trust Company of Pickett County, the owner and holder of said indebtedness so to do, and by virtue of the authority and power vested in me by said Deeds of Trust, will on WEDNESDAY, JANUARY 26, 2022, AT 1:00 P.M., prevailing time, at the OVERTON COUNTY COURTHOUSE in Livingston, Tennessee, sell at public outcry to the highest bidder for cash (or credit upon the indebtedness secured if the lawful owner and holder thereof is the successful purchaser), free from the equity of redemption, the statutory right of redemption, homestead, dower, elective share, and all other exemptions of Borrower of every kind, all of which have been expressly waived by Borrower, the following described property in OVERTON COUNTY, TENNESSEE.

The real estate to be sold is described as follows:

Lying and being in the 6th Civil District of Overton County, Tennessee, and being more particularly described as follows:

Bounded on the North by Beaty; bounded on the South by Conatser and Webb; bounded on the West by the road leading to the Conatser and Webb farm; and bounded on the East by Means Creek, and being a portion of the premises described of record in Deed Book 152, Page 253, in the Register’s Office of Overton County, Tennessee, and all the land contained in said deed which lies on the lower or East side of the road, and containing twenty (20) acres, more or less, and being Tract II of a deed dated November 10, 1972, to Vanus S. Peterman and wife Dorothy R. Peterman from Harold M. Maynord and Robert Maynord, which deed is recorded in the Register’s Office of Overton County, Tennessee, in Deed Book 156, Page 301.
