Sale at public auction will be on June 20, 2023 on or about 2:00PM local time, At the East Door of the, Overton County Courthouse, 100 East Court Square, Livingston, TN 38570, conducted by the Substitute Trustee as identified and set forth herein below, pursuant to Deed of Trust executed by LORETTA L. SMITH AND RANDY H. SMITH, to FMLS, Inc., Trustee, on June 22, 2012, at Record Book 108, Page 487-496 as Instrument No. 31856 in the real property records of Overton County Register’s Office, Tennessee.

Owner of Debt: REGIONS BANK DBA REGIONS MORTGAGE

The following real estate located in Overton County, Tennessee, will be sold to the highest call bidder subject to all unpaid taxes, prior liens and encumbrances of record:

ALL THAT TRACT OR PARCEL OF LAND located in Overton County, Tennessee, and more particularly described as follows:

Beginning on a stake on the North East side of other highway that leads from Crawford to Monterey, near where Edd Jones and Mrs. Lena Ledford now live; thence North, eleven degrees East fourteen poles and six feet to a little locust stump about three feet high; thence North 45 degrees West seven poles to a stake corner; thence West seventeen degrees, South eight poles to a stake corner; thence South nine degrees West eight poles and three feet to a stake; thence South fifty-two degrees East running along the side of highway thirteen poles and thirteen feet to the Beginning.

Being the same property conveyed to Randy H. Smith and Loretta L. Smith, Husband and Wife, by Warranty Deed from Joshua L. Holloway, Unmarried, dated, June 22, 2012, recorded on June 26, 2012, of record in Book RB 108, Page 485 Register`s Office for Overton County, Tennessee.

This property is being sold with the express reservation that the sale is subject to confirmation by the lender or trustee. If the sale is set aside for any reason, the Purchaser at the sale shall be entitled only to a return of the purchase price.
