LAND SALE NOTICE

In obedience to a decree of the Chancery Court/Probate Division at Livingston, Tennessee made at the May 20, 2014 Session, in the above styled case, I will on Saturday, August 30, 2014, beginning at 10:01 o’clock a.m., on the premises located at 257 Joe D. Coffee Rd., Monroe, TN, sell to the highest and best bidder the property in said decree described. Lying and being in the 11th Civil District of Overton County, Tennessee and described as follows:

Schedule “A”

Lying and being in the Eleventh (11th) Civil District of Overton County, Tennessee, and being more particularly described as follows, to-wit:

BEING BOUNDED on the North by Jim McCulley; On the East by Jim McCulley; on the South by Carl Whited; and on the West by Smith.

The original tract of land contained forty (40) acres and is described as follows: BEGINNING on a black oak corner to G. S. Bowers on the public road leading from Monroe to forks of Eagle Creek, a stone erected on this corner; thence North 39 - 1/2 East 61 - 1/2 poles to a rock, a corner of D. W. Nichols tract, now M. M. Allred land, just back of barn on this tract; thence North 47 - 1/2 West 30 poles to a large bluff of road on which stands a small cedar; thence South 46 West 12 poles to a hickory at a spring branch; continuing same course to a stake on the bluff opposite the hollow leading down to Eagle Creek; thence North 40 West to a rock on said creek above Armstrong water gate; thence with said creek above Armstrong water gate; thence with said creek to Boswell’s, now Bower’s corner; thence Southwardly with Bower’s line to a public road, leading from Monroe to forks of Eagle Creek; thence with said road to forks of Eagle Creek; thence with said road to the BEGINNING, CONTAINING Forty (40) acres, more or less.

There is EXCLUDED from the above forty (40) acres, 34 acres heretofore conveyed to Carl Whited et ux on the 4th day of March, 1965, and reference is made to said deed of conveyance for the legal description of said 34 acres.

The previous and last conveyance being a Warranty Deed from Thomas Milton Copeland to Kathy Boles and Dean K. Copeland, creating an estate of Tenancy In Common, dated the 4th day of February, 1988, recorded the 5th day of February, 1988, in Warranty Deed Book 234, at page 624, in the Register’s Office of Overton County, Tennessee.

For tax purposes being Map 29, Parcel 8.00 in the Tax Assessor’s Office for Overton County, TN.

Immediate following the sale of Schedule “A” described above and on the above said same premises located at 257 Joe D. Coffee Rd., Monroe, TN, sell a certain tract of land lying and being in the 6th Civil District of Clay County, TN, and more particularly described as follows:

Schedule “B”

Lying and being in the Sixth (6th) Civil District of Clay County, Tennessee, and being more particularly described as follows, to-wit:

BEGINNING on the South margin of Turkey Town Road in the center of a road known as Hall Road, this being the Northeast corner of this tract; thence South 240 feet with the center line of Hall Road to a 4 foot tall stump this being the Southeast corner of this tract; thence West 320 feet to a beech tree marked with the letter Z, this being the Southeast corner of this tract; thence in a Northerly direction up a hollow 320 feet to two forked trees standing side by side, this being the Northwest corner of this tract; thence with the Southern margin of Turkey Town Road 160 feet to the point of BEGINNING.

This being a portion of the property heretofore conveyed to George Crabtree from Herschell Boles and wife, Nannie Boles, by deed dated the 23rd day of July, 1960, and recorded the 30th day of December, 1964, in Warranty Deed Book 16, at page 483, in the Register’s Office of Clay County, Tennessee.

The previous and last conveyance being a Warranty Deed to David Boles et ux Anna Boles from Dean Copeland, recorded in Warranty Deed Book 63, page 629-630, in the Register’s Office of Clay County, Tennessee.

For tax purposes being Map 88, Parcel 4.01 in the Tax Assessors Office for Clay County, TN.

Terms of Sale: 15% down the day of sale, balance due on confirmation by Court.
